Four tips for selling a home while divorcing

One of the biggest assets you and your spouse have is your family home. When you go through a divorce, you must decide how to divide the value of the house between the two of you. One way you can do this is to sell the house.

However, selling a house while divorcing comes with complications.

Here are a few tips for making the process as smooth as possible:

  • Keep emotions out of the sale – Your divorce is likely one of the most emotional life events you have gone through. But if you bring that emotion to the home sale, you can slow down the proceedings and possibly affect the amount of money you make. You and your spouse should remain business-like. Make decisions to help the sale, not spite your spouse.
  • Try not to let buyers know the house is a divorce sale – If buyers know about your divorce, they may lowball their offer. The less they know about your marital status, the better your chances of getting a higher price.
  • Work with people who understand divorce sales – Your real estate agent should be familiar with selling houses for divorcing couples. You may also want to hire an attorney to help ensure the sale goes through correctly.
  • Make your home ready for a sale – Like any home sale, your house should look ready to sell. You and your spouse will want to deep-clean all the rooms and touch up any cosmetic imperfections. Try to split the work and the costs of any repairs equally.

Selling a house requires you and your spouse to work together. By staying calm and focusing on the sale, you can ensure that you receive a fair price for your home.
